Job Description
Raddix Property Group is a Philadelphia-based real estate investment and development firm. Their portfolio centers on historical row home mansions — acquired, fully renovated from close to certificate of occupancy (typically a 9-month cycle), and held for rental income. The business operates across multiple properties, multiple banks, and active development projects running simultaneously.
The firm's current fractional bookkeeper/controller has deep institutional knowledge of the business but is scaling back her involvement. Raddix needs a full-time Virtual Professional to own the day-to-day bookkeeping function — keeping the books clean, closing on time, every time — so the leadership team can stop chasing data and start making decisions.
The principal contact, Jim Farrell, is the CFO.
Core Bookkeeping (Primary Responsibility):
• Maintain the books across the Raddix property portfolio in QuickBooks Desktop
• Post all journal entries, debits, and credits accurately and on time
• Perform bank reconciliations across multiple accounts (Mid-Penn, Univest, Truist, and others) using read-only bank feeds
• Execute hard closes and soft closes on schedule — no multi-month lag, no exceptions
• Manage accounts payable: mortgages, payroll, legal retainers, real estate agent commissions, recurring vendor expenses
• Maintain organized, audit-ready books that can support lender and investor requests
• Maintain, renew, and execute insurance policies for properties and construction
Cash Position & Draw Schedule Support (Secondary Responsibility):
• Update and maintain the daily/weekly cash position worksheet — tracking rent roll receipts, scheduled payables, and available liquidity across all accounts
• Track mid-month and end-of-month construction bank draw schedules; flag draw timing shifts or delays that affect cash position
• Flag upcoming cash crunches based on draw timing, deferred costs, and AP obligations — give leadership lead time, not surprises
• Maintain separation between operating accounts, development accounts, and deferred maintenance reserves
Reporting & Coordination:
• Produce monthly financial packages (balance sheet, P&L, cash position summary) on a defined close schedule
• Surface data questions and discrepancies to Jim Farrell for resolution rather than making unilateral adjusting entries
