Job Description
We are a real estate investment company in Norfolk, Virginia, USA. We have been buying and selling houses since 2015 - more than 200 deals. We buy houses, fix some of them up and sell them, and pass others straight to other investors. We also own rental properties in Virginia and North Carolina.

We are hiring one person, full remote, 30 hours a week.

WHAT THIS JOB IS, IN PLAIN ENGLISH

We are good at finding houses to buy. We agree a price with the seller and we sign the contract.

Then the deal just sits there.

Somebody has to find the buyer, keep the paperwork moving, and make sure the deal actually closes and the money actually arrives. Right now nobody does that job. That is the job we are hiring for.

The industry word for it is "dispositions", or "dispo" for short. In plain English: once we own a house or have it under contract, you are the one who sells it.

You find the cash buyer. You agree the price with them. Then you stay on the deal every single day until it closes and we get paid.

WHAT YOU WILL DO
=====================================================

1. SELL THE DEALS

- Find the buyer for every house we put under contract. Cash buyers, landlords, other investors, and agents who work with investors.
- Build our buyers list. We do not really have one yet. You will build it and keep it warm, so that when a new deal comes in you already know who to call.
- Agree the price with the buyer and collect their deposit.
- If a deal is not selling, tell us early and tell us why - is it the price, the condition, the neighborhood, or the buyer pool? Do not wait until the week of closing.

2. GET THE DEAL TO CLOSING

- Keep one simple tracker of every deal we have under contract: the address, the price, the deadlines, the title company, the buyer, the closing date, and what needs to happen next.
- Watch the deadlines. Inspection, financing, deposit, title. Anything due in the next 5 days gets handled first.
- Call people. Title companies, lenders, closing attorneys. If someone does not reply to your email, you pick up the phone. An email nobody answered is not a follow up.
- Keep the seller calm. Sellers get nervous after they sign. Check in with them at least once a week.
- Read the closing statement before anyone signs it and check the numbers against the contract. We had one last month where the numbers did not match and nobody caught it.

3. KEEP THE PIPELINE HONEST

Every morning you look at our CRM and make one list: every deal that needs something done today, who needs to do it, and by when. You bring that list to our 15 minute morning meeting. Anything nobody has touched in 48 hours, you send up to the Operations Manager.

At the end of each day you send a short note: what moved, what did not, what is stuck.

- You are not a cold caller and not an appointment setter. We already have someone doing that.
- You are not a general virtual assistant. This is not inbox, calendar, or data entry work.
- You are not anybody's boss. Nobody reports to you. You work next to two teammates, not above them.
- You do not negotiate the buying price with sellers and you do not sign contracts. Your negotiating is on the selling side.
- You never move money and you never touch bank logins.

WHAT WE NEED FROM YOU
=====================================================

Must have:

- You have sold or assigned houses to cash buyers before, in US real estate. This is the main thing we are looking for. Wholesale assignments, novations, JV deals or flip sales all count.
- You have taken a deal from signed contract all the way through to closing, working with the title company or closing attorney.
- You are comfortable on the phone with Americans - buyers, sellers, title companies. Clear spoken English.
- You are organized about deadlines to the point where people tease you about it.
- You are willing to tell a teammate, in front of the team, that something on their plate has been sitting for eleven days.
- Reliable computer, reliable internet, and a quiet place to take calls.

Nice to have, but not required:

- Experience with real estate CRMs (REsimpli, Podio, Salesforce or similar).
- Experience with buyer platforms like InvestorLift, DealMachine or Batch Leads.
- Experience with title portals (Qualia, ResWare, SoftPro).
- Lead management or ISA experience. Helpful background, but it is not what this job is measured on.

PAY, HOURS AND TERMS
=====================================================

PAY: $5.00 per hour, 30 hours per week.
PLUS a $250 bonus for every single deal that closes. There is no cap on this. We already have deals in the pipeline that nobody is working, so this bonus is not theoretical.

HOURS: Monday to Friday, 8:00 AM to 2:00 PM US Eastern Time. The 8:00 AM start is fixed because that is when our team meeting is.

TERMS: Independent contractor. 30 day trial period, both ways. Hours tracked in Hubstaff.

- A written manual for this job. The daily checklist, the escalation steps and the tracker fields are already written down. You are not improvising.
- A 15 minute morning meeting where your list is the agenda.
- A real escalation path. If you flag something and nobody moves, it goes to the Operations Manager and he acts on it.
- Direct access to the owners. No committee, no layers.
- Systems that already work - CRM, automated lead generation, automated property valuation, and a real vendor list of title companies, lenders, property managers and a CPA.
- A pipeline that already has deals in it and nobody working the back half.

3. How many years have you personally worked US real estate dispositions - meaning you sold or assigned deals to end buyers? Pick one: none / 0-1 / 2-3 / 4-7 / 8+

4. What was your number in your last job? Tell us the actual thing you were measured on and the actual figure. For example: deals sold per month, average assignment fee, how many files you handled at once. If nobody ever measured you on a number, just say so - that is a fine answer, we would rather know.

5. Tell us about your buyers list. How did you build it from nothing? How many buyers were on it? How many of them bought from you more than once? What did you do to keep them interested? Please be specific about where the names came from.

6. Here is a real situation. You have a house under contract. Closing is in 9 days. You have no buyer yet, and the two people who walked through it have both gone quiet. What do you do, day by day, for the next 9 days? Who do you call, what would you change, and at what point do you tell the owner it is not going to sell?

7. Here is our real situation. We have deals under contract and no tracker at all. Nobody works for you - the two people who handle the front of the pipeline sit beside you as equals. What would you do in your first week? Day by day please.

8. You are reading the closing statement the day before closing. The commission line has been worked out on a sale price that is higher than the contract price printed on the same page. What do you do, in what order, and who do you call?
