Job Description:
We are seeking a detail-oriented individual to join our team as a Real Estate Pricing Analyst. This role will be critical in acquiring and evaluating land deals, analyzing comparable properties, researching markets, and gathering data..

This is a long-term, full-time position. You will be working directly with our U.S. team during eastern business hours.

Responsibilities:

- Research and evaluate vacant land properties as they come into our pipeline
- Search and analyze comparable land sales to determine market value
- Create accurate offer ranges and maximum allowable offer (MAO) to buy profitably
- Assess deal spreads, margins, and risk
- Review the property details such as size, topography, flood zones, access, utilities, etc.
- Set follow up tasks and notes in Salesforce for our Acquisitions Manager
- Market analysis and research
- Scrub and clean data
- Price properties using guidelines
- Format excel spreadsheets for direct mail campaigns
- Coordinate with title companies, buyers, sellers, and attorneys
- Create and follow SOPs and checklists
- Communicate clearly and effectively with the team
- Perform due diligence tasks such as ordering photography, land surveys, soil tests, calling utility companies and counties
- Miscellaneous real estate-based tasks

Qualifications:

- Experience with real estate, specifically vacant land and land pricing
- Strong analytical and research skills (Google Maps, Zillow, Redfin, LandID, County GIS, etc.)
- High attention to detail and accuracy in reporting
- Strong spoken English with minimal accent to communicate effectively with US-based clients
- High energy with excellent communication and interpersonal skills
- Takes full ownership

Working Hours:

Must be available between 9:00 AM - 6:00 PM Eastern Time
No other jobs are to be worked during this time. Working another job will result in immediate dismissal.

Pay:

- Base Salary between $4/hr-$6/hr (depending on experience)
- Performance-based cash bonus
- On-time payments
