LAND BUILDER ACQUISITION AND QUALIFICATION VA

We are looking for an experienced Real Estate VA who has previous experience communicating with home builders, land developers, or real estate acquisition professionals.

This is NOT a beginner position.

I am specifically looking for someone who already understands how to identify, contact, qualify, and build relationships with builders and developers who are actively acquiring vacant land.

WHAT YOU WILL DO

Your primary responsibility will be to identify builders and developers in our target markets, contact them, speak with the person responsible for land acquisition, and determine exactly what type of vacant land they are currently looking to purchase.

You will:

* Research active builders and land developers in specific markets
* Identify the decision maker responsible for land acquisition
* Call builders and developers directly
* Speak professionally with acquisition managers, owners, land managers, and developers
* Qualify builders based on their current land-buying activity
* Find out exactly what types of land they are looking for
* Obtain their specific land acquisition criteria and buy box
* Determine their preferred locations and counties
* Determine acreage requirements
* Determine desired number of lots
* Determine zoning requirements
* Determine utility requirements
* Determine price ranges and land budgets
* Determine whether they purchase raw land, entitled land, finished lots, or development sites
* Determine their preferred property characteristics
* Determine what makes them immediately reject a property
* Determine how frequently they are currently acquiring land
* Determine their acquisition timeline
* Identify their preferred method of receiving opportunities
* Maintain accurate records of every conversation
* Enter qualified buyers and their criteria into our CRM
* Follow up with qualified builders to keep their buying criteria current
* Build long-term relationships with active land buyers

The goal is NOT simply to build a list of builders.

The goal is to build a database of QUALIFIED, ACTIVE builders with specific and actionable buying criteria.

For example, we don’t want:

“ABC Homes buys land in Texas.”

We want:

“ABC Homes is actively looking for 5-15 acre residential development sites in X County, needs public water and sewer, prefers 20+ potential lots, budget is up to $1.5M, and is looking to acquire another site within the next 90 days.”

That is the level of information we are looking for.

REQUIRED EXPERIENCE

You MUST have previous experience with one or more of the following:

* Calling home builders
* Calling land developers
* Builder acquisition
* Land acquisition
* Real estate acquisitions
* Real estate wholesaling
* Land wholesaling
* Land development
* Builder/developer prospecting
* Qualifying real estate buyers
* Speaking with acquisition managers or decision makers

You must be comfortable getting on the phone and having professional conversations with builders and developers.

I am NOT looking for someone with no experience who needs to be taught how to do this from scratch.

If you have never spoken with builders or developers before, this position is probably not a good fit.

* Has excellent English communication skills
* Can accurately document conversations
* Understands real estate terminology
* Can work independently
* Is comfortable using a CRM
* Is results-oriented

IMPORTANT

This position requires someone who can have an intelligent conversation with a builder and uncover their actual acquisition needs.

You should be able to ask follow-up questions such as:

“What are you actively looking to acquire right now?”

“What counties are you currently buying in?”

“What acreage are you looking for?”

“How many lots would you ideally like to get from a site?”

“What zoning do you require?”

“Are you buying raw land or only entitled/finished lots?”

“What utilities do you require?”

“What is your typical land budget?”

“What are the biggest reasons you would reject a property?”

“When are you looking to acquire your next property?”

“How many properties are you currently looking for?”

“Who is the decision maker for purchasing land?”

This is about understanding the builder’s BUSINESS and BUYING CRITERIA, not simply collecting contact information.
